Do I Need Planning Permission ?

In Bristol and Bath, whether you need planning permission for extending or renovating your property depends on the type and scope of the work you're planning to do. Here are some general guidelines:

Often, you may not need full planning permission if the extension falls within permitted development rights (PDR). These are rights granted by the government that allow property owners to make certain types of changes or extensions to their property without needing full planning permission. However, this will depend on factors like size, location, and whether your property is listed or in a conservation area.

Typically, these will require planning permission due to their significant impact on the property’s overall appearance and structure. This is because they alter the size and shape of the property, which can affect its relationship with neighboring buildings and the surrounding area. Additionally, double-storey extensions are more likely to have an impact on privacy, light, and the character of the local area, especially if the property is located in a conservation area or is a listed building. It’s important to check with the local planning authority to ensure compliance with regulations.

Internal renovations generally don't require planning permission unless structural changes are being made, such as removing walls or altering the building's layout. For external changes, such as new windows or doors, planning permission may be needed especially if the changes impact the building’s appearance, or if the property is in a conservation area or is a listed building. We also recommend checking with your local planning authority before proceeding with significant internal or external alterations.

Some properties in Bristol are known for their historic architecture and are in a conservation area or listed buildings. If your property is in either of these categories, you will almost certainly need planning permission, even for minor alterations, to preserve the character of the area or building.

For energy-saving measures such as installing solar panels or new insulation, planning permission may still be required depending on the size and impact of the changes. This is especially true for listed buildings or properties in conservation areas.
